A 1910 harbor-front Cape had an underutilized half story that largely overlooked its relationship to the water. By adding dormers we increased the usable squarefootage, while opening the north and south sides of the house to previously uncaptured water views. Full-height windows in the east and west bring light through both ends of the upper level.
The reconfiguration created a new office and lounge and expands the primary bath to accommodate a soaking tub and windowed shower.
At its core, the project is about finding space within the available square footage and using a series of targeted interventions to strengthen the house’s relationship to its site.
